Frank Alvarez
Vice President of Operations
Beacon Residential Management LP


Frank oversees all major capital improvements, casualty losses, bulk purchasing, utility monitoring and the establishment of maintenance systems, policies and training. Prior to joining Beacon, Frank was at The Community Builders of Boston for 16 years, where he rose from maintenance supervisor to portfolio manager and then to the director of maintenance and asset preservation. Frank has completed various courses at the Boston Architectural Center, the Boston College School of Management, and Northeastern University.



Jeff Baker
President
Beacon Residential Management LP


Jeff supervises the community operations and management of the Beacon Communities portfolio. Beacon Residential Management has a staff in excess of 350 employees, located in 7 states at 30 locations. Jeff has over 17 years of real estate management experience. Prior to joining Beacon, Jeff served as a portfolio manager with The Community Builders of Boston, where he supervised the management of residential portfolios in Massachusetts and Pennsylvania. Jeff earned his BS from the University of Maryland.



Richard Bighinatti
Regional Vice President
Beacon Residential Management LP


Richard has served in several key positions since joining Beacon Residential Management in 1970 and is currently the Regional Vice President for Division I. A Certified Property Manager (CPM) and notary public, Richard is a member of the Institute of Real Estate Management (IREM). He is a member and former President of the Virginia Apartment and Management Association and the Richmond Apartment and Management Association. Richard has served as the Regional Vice President of the National Apartment Association (NAA). He is a founder, current member of the Residential Property Management Advisory Board, and former Chairman of the Residential Property Management Advisory board in the College of Liberal Arts and Human Sciences at Virginia Tech. This was the first four-year degree program in Residential Property Management in the country. Richard earned a Bachelor of Business Administration with a major in Management from Western New England College in Springfield Mass.



Linda Christman
Vice President, Human Resources
Beacon Communities LLC


Linda is responsible for strategizing and developing talent management and organizational development programs to attract and retain top talent. She provides expertise in performance management, succession planning, compensation, benefits, and management development. Linda oversees the design and implementation of Human Resource systems and the infrastructure to support Beacon’s organizational growth. She has over 20 years of executive human resource experience in the real estate, retail and airline industries. Linda has a BS degree from Niagara University and completed Human Resource course work at Northeastern University.



Howard Cohen
Chief Executive Officer
Beacon Communities LLC


Howard is the principal partner and responsible for providing the strategic guidance for the company. Prior to joining Beacon in 1996, Howard provided legal counsel to real estate developers and public agencies as a partner for fifteen years at the law firm Mintz, Levin, Cohn, Ferris, Glovsky and Popeo, P.C. and as general counsel at the Massachusetts Housing Finance Agency and the Cambridge Housing Authority. Howard received a BA in economics from Washington University in St. Louis and a JD from Harvard Law School.

Howard currently sits on the boards of the Massachusetts Housing Investment Corporation and the Citizens' Housing and Planning Association of Greater Boston. He serves as chairperson of the Board of the Hebrew Rehabilitation Center for the Aged. Past associations include positions on the Fannie Mae National Advisory Committee, the Fannie Mae Housing Impact Committee, the Massachusetts Housing Finance Advisory Committee, and the U. Senate Banking Committee Section 8 Portfolio Restructuring Working Group.



Josh Cohen
Associate Development Director
Beacon Communities Development LLC


In his role as Associate Development Director, Josh manages new development projects. Before starting in his current position, Josh worked in several different aspects of the real estate field, including construction, architectural history, and historic preservation. Josh holds a BA in ethics, politics, and economics from Yale University.



Mary Corthell
Vice President, Compliance
Beacon Residential Management LP


Mary Corthell is responsible for oversight of compliance for all HUD programs, including Section 8, Section 236 and Rent Supplement, as well as LIHTC and HOME throughout Beacon's portfolio. In addition, Ms. Corthell is responsible for overseeing on-site monitoring, in-house compliance department services and on-site audit reviews. She has 20 years of experience in the multi-family housing industry. Ms. Corthell received her BA from the University of Massachusetts at Amherst.



Timothy Donovan
Chief Financial Officer
Beacon Communities LLC


In his role as Chief Financial Officer, Tim is responsible for formulating and implementing financial strategies for Beacon Communities. Prior to joining Beacon, Tim served as vice president of finance from 1994 to 1998 with The Gatehouse Group, Inc. of Boston, where he managed financial operations, reporting, budgeting, administration, treasury functions, and development financing. From 1991 to 1994, Tim served as corporate controller at the Congress Realty Group of Companies, where he managed the overall operations of the accounting department and investor services. Tim earned a BS in accounting from Merrimack College.



John Elliott
Regional Vice President
Beacon Residential Management LP


John Elliott is The Regional Vice President for Division IV which mainly consists of Beacon's Connecticut Properties and Hope VI Properties. John began his career with Beacon in 2002 at the Award winning Hope VI Southwood Square in Stamford, CT as its property manager. In 2006, John was promoted to Regional Vice President. He has been in the property management field for 18 years and holds the following professional designations PHM (Certified Public Housing Manager), COS (Certifed Occupancy Specialist through NCHM, C6P through Spectrum, and is a certified FHC (Fair Housing Coordinator). John also represented Beacon in Washington D.C in 2008 where Southwood Square received The National Award from NAHMA of Outstanding Turnaround of a Troubled Property. John earned his BS from Eastern Connecticut State University where he majored in Business Finance and minored in Political Science.



Mark Epker
Senior Vice President
Beacon Communities Investment LLC


Mark is responsible for spearheading and overseeing the acquisitions program for Beacon Communities. Prior to joining Beacon, Mark served as vice president of Keith Properties with a focus on asset management and project financing. He serves on the Board of Overseers for the Boys & Girls Clubs of Boston and chairs the alumni steering committee for the Park School. Mark received a BA from Colgate University and an MBA from the Ross School of Business Administration at the University of Michigan Ann Arbor.



Mercedes Farrando
Director of Design Services
Beacon Concepts LLC


In her role as Director of Design Services for Beacon Concepts LLC, Mercedes works closely with development companies, homeowners, architects, and contractors to create integrated design concepts that offer distinctive style and functionality while adhering to budget constraints. Mercedes is involved with all aspects of building design for Beacon Communities’ new developments. Before joining Beacon, Mercedes worked as a designer of high-end kitchens and bathrooms in the United States, and she has won a wide range of awards in that field. Her work has been published in noted design magazines and major trade publications. Mercedes received a Master’s degree in Architecture, Design and Planning from the Universidad de Buenos Aires in 1992. She is an Associate International Member of the AIA (American Institute of Architects), and an active member of CPAU (Consejo Profesional de Arquitectura y Urbanismo) of Buenos Aires.



Pam Goodman
President
Beacon Communities Development LLC


As President of Beacon Communities Development, Pam oversees all the company's development projects. Prior to joining Beacon, Pam was a senior real estate professional at Mintz, Levin, Cohn, Ferris, Glovsky and Popeo, P.C. Before working at Mintz, Pam served as project manager for a number of development companies. For fifteen years, Pam served as an elected official on the board of the Brookline Housing Authority. She is a current member of B'nai B’rith Housing New England, the Combined Jewish Philanthropies Disabilities Housing Implementation Advisory Committee, and the Arc of Greater Boston. She received a BA and MA in urban planning from the University of Michigan Ann Arbor.



David Greenblatt
Senior Vice President for Finance
Beacon Communities Development LLC


David is responsible for securing development and permanent debt and equity capital for Beacon's communities. In this role, he negotiates with lenders and investors to structure funding arrangements necessary to support the unique financial needs of each property. He works closely with Beacon's development directors and accounting groups to create development financial pro-formas and other financial analyses. A CPA with over 21 years of real estate experience, David has previously served as managing director at Cognetics Real Estate, vice president of acquisitions and portfolio management at Liberty Real Estate, CFO of Liberty Properties, and assistant vice president at Bank Boston's Real Estate Group. David holds a BA in political science from Yale University and an MBA from Boston University.



Darcy Jameson
Development Director
Beacon Communities Development LLC


As Development Director, Darcy is responsible for the management of the development process for Beacon Communities. Prior to joining Beacon, Darcy served as the Director of Housing for the City of Cambridge, Massachusetts from 2000 to 2004. Before working in Cambridge, Darcy was an associate at Stockard Engler Brigham, a private consulting firm dedicated to housing development and neighborhood revitalization. Earlier in her career, Darcy worked in the field of international community development and education. Darcy holds a BA in environmental studies and political science from the University of Vermont and an MA in public policy with a concentration in urban and environmental policy from Tufts University.



Jason Korb
Vice President of Acquisitions
Beacon Communities Development LLC


Jason is responsible for sourcing new acquisitions and overseeing mixed income and market rate development and financing opportunities. Jason specializes in complex affordable housing transactions that involve multiple government subsidies. In his six years at Beacon, Jason has been responsible for developing over 600 apartment homes totaling over $100M. Prior to joining Beacon in 2004, Jason was a Housing Project Manager at the Fenway Community Development Corporation in Boston. Jason is a Director of Caritas Communities and serves on committees for PreservationMass, the Combined Jewish Philanthropies, and the Essex National Heritage Commission. Jason is a LEED Accredited Professional and received an MS from the Massachusetts Institute of Technology’s Center for Real Estate and a BA from the University of Michigan, Ann Arbor.



Janice Lynch
Vice President of Marketing
Beacon Residential Management LP


Janice is responsible for the oversight of Leasing and Marketing throughout Beacon's rental portfolio. She helps to ensure that all communities maintain their goals for occupancy and that the standard of their marketing and collaterals is the best in the industry. Janice coordinates all community and business outreach efforts to increase awareness and expand leasing opportunities. She works with interior designers and architects to create common space that reflects the targeted population and to remain competitive with marketing trends. Janice has been with Beacon for over 25 years and has developed her career with the company. Janice earned her AS in legal studies from Aquinas College and studied management and marketing at Suffolk University.



John Mooney
Controller
Beacon Communities Development LLC


John is responsible for the oversight of all financial reporting for Beacon Communities and its affiliated entities as well as for all pre-development and development projects. Prior to joining Beacon, he worked in the commercial real estate industry as an accounting manager at MGI Properties and as a senior property accountant at Northland Investment Corporation. John received his BS in business administration from Boston College.



Ellen Morreale
Controller
Beacon Residential Management LP


Ellen has financial oversight for all of the residential properties throughout the Beacon portfolio. Additionally, Ellen is responsible for budgeting and financial reporting for the corporate entities. Prior to joining Beacon 17 years ago, Ellen was a senior property accountant at Congress Realty and held previous positions in various areas of real estate accounting. Ellen has a BS/BA from Northern Arizona University Flagstaff and an MBA from Suffolk University.



Darlene Perrone
Senior Vice President
Beacon Residential Management LP


As Senior Vice President of Beacon Residential Management, Darlene is responsible for establishing policies and procedures for all of the communities. She has direct oversight of budgets, compliance, the insurance program, new property set-up and the internal reporting system throughout the portfolio. Darlene has been with Beacon for over 30 years and has developed her career with the company. She received her education at Northeastern University in Boston.



Kathleen Sheehan
General Counsel
Beacon Communities LLC


As General Counsel, Kathleen is responsible for formulating the legal structure and coordinating the legal issues for Beacon’s development and asset management activities. Her primary focus involves supervising outside counsel, interpreting legislative and regulatory issues, and drafting development and financing agreements. Prior to joining Beacon, Kathleen was a partner at the Boston law firm of Mintz, Levin, Cohn, Ferris, Glovsky, and Popeo, P.C. In private practice, she specialized in representing developers and owners in all aspects of the development, financing, and asset management of multi-family housing. Kathleen received a BS from Cornell University and a JD from Harvard Law School.



Tom Stokes
Vice President of Resident Services
Beacon Residential Management LP


Tom is responsible for developing a coordinated resident services program across the portfolio, hiring and training of staff, and providing oversight in building strong programs and networks to serve all Beacon residents. Before joining Beacon in October 2006, Tom was with The Community Builders of Boston, where he supervised resident services programs in 6 states. Previously, he was an assistant dean at Holy Cross College, where he served as director of multicultural affairs. Tom received a BA from Holy Cross College and an MA in City Planning from MIT.
